How to fill a dorm vacancy without sounding desperate

Living with a college roommate can be both a fun and challenging experience. You're getting accustomed to life on campus and sharing your living space. You’ll probably also be getting used to living on your own and doing things for yourself. Open communication is the best way to start off a relationship with a new roommate.

If you’ve found a dorm, or nearby apartment, filling an extra space or another contract is probably top of your list for saving money on rent. Of course, how to you fill those spaces without desperately accepting the first application? Here are some first-time renting tricks.

Starting the search

Most colleges work to find you a roommate that you can get along well with, and have you fill out a questionnaire about preferences. That information will still be on file when you have a vacancy. The hall staff can assist you in finding a new roommate that's compatible. 

If you are on your own, list these preferences and general schedules so people know what kind of living space they’ll be getting into. If you come home late, be sure to mention it. If you are all students or you all work early in the morning, be sure to list that as well.

Using the web

Some schools use software that matches students according to the information they provide. Although it's not totally foolproof, the software can be quite accurate. Some small colleges match students by hand, especially in a themed house where most students have common interests.

Whether you use software or fill out a questionnaire, you should be honest with your answers. You'll have to share the space with a roommate for a year, so you want to live with someone that shares your interests and has a compatible lifestyle.


Social networking

Facebook and other social networking sites are helpful in finding a new roommate. Some schools allow students to add their names to listings of students looking for roommates. They can check out potential roommates on Facebook to see if they could be compatible.

Another way to find a compatible roommate is to fill out an online profile which is then matched to potential students that would be good choices. Some schools require that students apply for housing via a link on the website. Once students have registered, they can request a roommate.

Property management companies and their role

Property management companies manage all types of real estate including apartments, homes, condos, retail stores, industrial complexes, and college dorms. A lot of public universities are contracting private companies to build and manage their dorms.

Student housing companies can construct dorms cheaper than the schools, freeing up their resources for student services and classrooms. Use their services to help you find someone who might be interested in the living space up front. Check first to see if your complex has a property management company and how to get in touch.

Duties of the property manager

The property manager or dorm supervisor must have excellent communications skills and leadership qualities. The manager is responsible for running the dorm efficiently and ensuring the welfare and safety of all its students.

The person who manages the house is responsible for the staff and ensuring that the rules and policies of the school are enforced. Talk to them or an RA about filling an empty contract and where they might want to look first.

The dorm supervisor is responsible for overseeing activities of the house its staff and assisting students with any grievances or problems. The supervisor should be aware of what's going on with the students in the dorm at all times and should be available to help when an issue like a dorm vacancy comes up.

It's in the best interest of the student to have a roommate they'll be able to have a good relationship with and the person manager of the dorm should be available to assist with finding a compatible person.

A property management company is one of the best resources you have when you're trying to fill a dorm vacancy. One important task of a property manager is to find tenants for their property. They handle all tenant issues including finding suitable tenants and handling any issues.

A property manager knows how to market vacancies in properties including dorm rooms. The manager knows where to advertise their vacancies and what to include in their ads to attract the most suitable tenants for their dorms.
